Asphalt Maintenance

asphalt maintenance

Commercial asphalt is an investment that provides serviceability and enhancement to the appearance of a property. Our goal at Challenge Asphalt is to help protect and maintain that investment.

Extend the life of your parking lot or roadway

Our team is often asked about asphalt maintenance of a new parking lot or roadway. What we tell our clients is when maintained, a well paved parking lot should last approximately twenty years. Within that time frame, you should plan for at least one complete resurfacing or overlay. Typical maintenance involves seal coating with Guard Top seal coat, which we broom on for thicker wearing surface, within the first year of installation and resealing every four years.

Older parking lots that aren’t quite ready for a complete resurfacing may develop minor areas of failure or cracks and potholes. These minor areas require maintenance and can be cleaned out and hot patched prior to the Guard Top application and parking lot striping.

ADA Compliance

Challenge Asphalt can work with you to provide ADA compliant upgrades to your parking lot or roadway, such as handicapped signage, painted wheel stops, rubberized wheel stops and ramps and handrails.

The benefits of maintaining commercial asphalt include:

  • Short and long term cost efficiency by extending asphalt lifespan
  • Prevention of issues, such as water infiltration, that lead to potholes and sinkholes
  • Routed cracks stay sealed three to four times longer than cracks that aren’t routed
  • Increased property value and appeal
  • Ability for APA compliant upgrades
