For new asphalt, we recommend applying a GuardTop seal coat within the first year of installation. If the parking lot is older, we may first need to patch and repair cracks and potholes. In both cases, we broom on to remove excess aggregate particles.
Because seal coating is a preventative measure, we recommend reapplying it every two to three years. Given the heavy traffic parking lots sustain, our crew will outline a comprehensive maintenance plan that includes other services like overlays to increase your asphalt’s lifecycle.
